Greg Ford - Principal & Managing Partner

Mr. Ford founded HeliosCapital in 2009 and has over 30 years of significant experience within the real estate structured finance, acquisition, consulting, work-out/restructuring arenas and development arenas with tenures at JP Morgan, PricewaterhouseCoopers, Alvarez & Marsal, Regions Bank, A10 Capital and UDC Global/United Development Company.

Mr. Ford has provided a broad range of financial advisory services to assist his clients in effective management of their real estate assets to include: capital market transactions (debt & equity), acquisitions, restructurings, financial due diligence, loan portfolio analysis, financial modeling/valuation, and institutional investment fiduciary services.

Mr. Ford has been intimately involved in transactions aggregating in excess of $4 billion, both as principal and advisor to include: office, retail, multi-family, industrial, medical office, student housing, manufactured housing and self-storage properties.

Mr. Ford resides in the Wrightsville Beach area of NC and is married with two children.  Mr. Ford attended the University of Central Florida for both undergraduate and graduate school, where he majored in finance, with a concentration in commercial real estate. Mr. Ford is a Private Pilot and enjoys traveling, snow skiing, golfing and salt water fishing in his spare time.

Professional Biography & Highlights:

  • Underwritten & originated over $4 billion of CMBS loans to include office, retail, multi-family, industrial, medical office, student housing, manufactured housing and self-storage properties.

  • Sourced over $350mm of distressed asset & loan acquisition opportunities for multiple clients / investors to include: office, hospitality, retail and industrial assets.

  • Advised NY based private equity firm with the acquisition of 11 performing & non-performing commercial real estate notes throughout the Southeastern US with a total balance of $33mm.

  • Advised DC based private equity firm with the valuation of five community / regional commercial banks real estate portfolios (commercial & residential) totaling in excess of $5 billion, for the potential investment / recapitalization of the banks.

  • Executed buyout & re-negotiation of leases along with the disposition of surplus facilities and under-performing properties during the Chapter 11 bankruptcy and restructuring efforts of: Winn-Dixie, HealthSouth, Interstate Bakery – ultimately resulting in the successful emergence from bankruptcy.

  • Launched the start-up, development, marketing and growth of Alvarez & Marsal Real Estate Advisory Services Atlanta practice, a boutique-restructuring firm that provides turnaround management and corporate restructuring services. 

  • Successfully led the underwriting, due diligence and credit approval process for the acquisition of a $2 billion portfolio of manufactured housing communities within the United States.  The $1 billion debt origination was one of the largest CMBS transactions at the time.

  • Assisted Nomura Securities with detailed financial due diligence, valuation and portfolio analysis relating to the disposition of it’s $10 billion US real estate portfolio consisting of retail, multi-family, office, hospitality and industrial properties.

  • Coordinated the detailed cash flow analysis and financial risk ratings of numerous CMBS portfolio securitizations for the Moody’s Rating Agency, to include all major property types.

  • Provided loan sale advisory work to include:  underwriting, valuation and site inspection for the acquisition of performing & nonperforming loans related to numerous bulk warehouse & distribution properties.

  • Executed structured buy-side due diligence and capital sourcing of over $500 million for the acquisition of the Four Seasons Hotel in Manhattan along with other “upscale” boutique hotels.

  • Performed detailed forensic audit on a multi-family development project, where the GP was suspected of improper use of funds.

  • Performed financial analysis, due diligence, valuation, economic impact & feasibility studies for: professional sports teams, sports arenas/stadiums, golf courses, mixed-use developments, and entertainment-based centers. 

  • Performed detailed portfolio analysis and valuation of the leasehold interests of sixty full & limited service hotels for the disposition of the leasehold interest in the related assets for a major hotel REIT.
